SMARÉ is the acronym for “the San Miguel de Allende Real Estate network” Established in May 2009, SMARÉ founded by John Hendricks from Coldwell Banker Premier Real Estate. With 8 real estate agents in attendance that day, they all came with the intent of networking amongst themselves  to bring their Buyers and Sellers needs together in one forum. With meetings held weekly, SMARÉ has now grown to over 70 members with 40 to 50 agent/brokers who attend weekly to continue this successful forum. In association with the nationally recognized Mexican Real Estate Professional Organization “AMPI”,  SMARÉ has been directly involved with a large number of showings as a result of the buy sell sessions during the meeting, which eventually have led to real estate sales in San Miguel de Allende.

A newer feature of SMARÉ is the “BOP” an acronym for the “Brokers Opinion Poll”. Since determining value in homes has been a difficult task for real estate agents and sellers alike, the BOP is designed to provide valuable information regarding value to the seller via real estate agents. SMARÉ sponsors what is called a Brokers Open where the homes are open to the real estate agents of San Miguel at specific times primarily on Wednesdays. The information is gathered and shared by the listing agent to the seller to help determine the actual market value of the home in the eyes of the professional agents who attend.

SMARÉ has and will continue to support the concept of Exclusive Right to Sell properties compared to “Open Listings” which have been preferred form of listing properties for many years. “Exclusive Right to Sell” listings are becoming more popular simply due to the one agent, one broker who represents the listing and is responsible for the eventual marketing, communication, and sale of the property. With the spirit of cooperation now taking place in San Miguel de Allende between real estate agents and brokers alike, it is becoming easier to show other listings in San Miguel that are Broker Cooperative Listings where the agents share equally in the broker fees. Although agents can still show and sell their own listings, Exclusive Right to Sell listings are designed to create more activity on a property by exposing the property to as many agents as possible who will show their buyers the property. This concept replaces the reliance of  2 or 3 specific agents to show the listed home by the means of walk-in traffic or vague advertisements.  Buyers on the other hand can now select one really good agent with confidence to find them just the right home without contacting the multiple agents one had to do to see all that was on the market.

SMARÉ also is a supporter of the newly proposed Multiple Listing Service for San Miguel de Allende. This system is designed for easy access by the public to see all Exclusive Right to Sell listings available through all the Real Estate Companies participating in the MLS. AMPI is now spearheading the development of options to establish the MLS in 2010.
